Details of the offer

The position shall report to the property manager. The Job holder’s roles will be to oversee the general operation of Kencom House Building which ranges from physical property management, facilities management and security operation in liaison with security department.
To provide primary support for end user needs by managing repairs and maintenance,cleaning, security, health and safety, tenant fit-outs, stores and stock control, record keeping, analyzing data for decision making and ensuring compliance with statutory requirement related to buildings

The Person
Certificate/Diploma/Higher Diploma in any Engineering related field/Building and Construction from a recognized institution.

Professional qualifications in Engineering related courses/Building and Construction would be an added advantage

At least 3 years’ experience in facilities management especially of modern high rise buildings

At least 3 years Risk Management experience

At least 3 years in team management

A hard-working, honest, dependable, self-motivated person

Willing to learn and highly adaptable to changes.

Must be reliable and work flexibly

Has exceptional Planning and Organizing skills
Project Management Skills

Responsibilities
• Ensure maximum security in the building.
• Ensure effective and efficient cleaning and supply of toiletries.
• Check that handover between night and day shift formalized – ensure all movable items have been noted and are in place i.e. Fire extinguishers, MCBs, Door locks,Soap dispensers, Tissue papers, any other.
• Repairs and Maintenance i.e. ensure routine maintenance of equipment is done, ensure the stand by generator has adequate fuel, no leakages of lubricants and battery electrolyte is at recommended levels, ensure all lights etc are working effectively, ensure there are no blockages to storm water drainage channels, ensure roof gutters are clear of debris.
• Scheduled Maintenance i.e. ensure all scheduled maintenance on equipment are carried out on the planned dates and documented;
• Repairs Works i.e. carry out general &plumbing works including replacement of locks, unblocking of sinks etc, carryout electrical works including changing of bulbs and any other minor repairs, inspection and monitoring of contractual works ensuring they are done according to the BQ issued by Maintenance Department.
• Ensure compliance to Health and Safety requirements in the building in liaison with Healthy and Safety Manager.
• Manage tenant fit-outs in line with tenancy agreement and statutory guidelines.
• Should be responsible for inventory & security of supplies for the building i.e.bulbs, tissue, soap etc. making sure re-orders are done well in advance.
• Record management i.e. maintain a schedule of all tenants, keep copies of all tenant leases/ offer letters and keep tenant corresponded.
