He/She will report directly to a Property Coordinator. He/She will be stationed at the site and will be responsible for day to day management of the site.
Responsibilities
Take up ownership of the site through trouble shooting and conclusively address resident/ tenant issues in a timely manner including follow up on pending issues
Trouble shoot as and when required, addressing tenant issues, relating to common area management, as and when they arise and ensure timely completion of all issues on the site including maintenance work.
Daily recording of electricity, water (NCC & borehole), generator meter readings, fuel gauge readings and reservoir tank levels and the reports for the same shared every Friday
Ensuring the borehole and other pumps are operational
Ensuring the offices park their cars in the designated areas
Ensuring security and alarm is up to the standard
Coordinate and supervise the work carried out by the contractors and service providers. Ensure the related documents are safely filed such as job cards, invoices etc. and authenticate and supervise work done while being done.
Ensuring lifts are working fine and not used for carrying goods, furniture, building materials
Ensuring the fire gadgets are serviceable and in good working conditions
Ensuring no hawking/marketing/unauthorized visitors are allowed in the building
Ensuring garbage collection is done on time
Monitor scheduled service e.g. generator, lifts, boreholes, fire equipment etc.
Report all defects of the premises
Ensuring that the Standards for sites as established by management are strictly followed
Getting all things done at the site and send to the Property Coordinator for approval. The Property Coordinators should approve within 24hrs and if it is not done within the stipulated time then the matter should be escalated.
Strictly enforce rules and regulations of the site e.g. no personal errands instructed by landlord/tenant to be carried out, maintenance of records such as counter book, guards OB
Supervising any installations done by the offices in line with the laid down regulations
Ensure that the standardization checklist is correctly filled and sent on time
Ensuring Parking Management is done correctly.
Auditing of the parking use once every week
Ensuring the Visitors Management System is performing at the optimum level
Implementing Service Charge collection process
Strictly enforce rules and regulations of the site e.g. no personal errands instructed by
landlord/tenant to be carried out
